CPU choice - what to get?

Hi,
after a few weeks of BMS 4.33, I come to the conclusion that its:
A.: great
B.: too demanding for my rig.I think I’ve done enough tweaking of BMS settings, GPU drivers and Clock settings to be fairly sure I queezed the most out of my system…and I still feel the need for more FPS.
Coming from a rig with a modest FX4300 AMD CPU, it seems I can’t improve much if I stick to the choice of CPUs that fit on the AM3+ Socket of my current Motherboard. Looking at single thread / single core benchmark lists it appears that moving to an i5/i7 is mandatory, hence also buying a new MoBo.
Question now, how helpful would you rate benchmark lists like these, are they a useful tool to judge what these CPUs would give me in terms of BMS performance in comparison to the FX4300 I got?
I am trending towards an i5 6600k, maybe a i7 6700k if i get the impression its worth the additional €€.

Current System is:
Sapphire R9 270 2GB
AMD FX4300
128 GB SSD (ADATA) + Samsung 1TB HDD
Asus M5A97 R2.0
1x 8GB RAM -
For what it’s worth, I can speak from experience. I had a similar mobo/cpu setup to you and today received my new rig with a z170 mobo and an i5 6600. The difference is beyond expectations. These new Skylake CPUs really are something.

Good value for money : – i5 4690k or i5 6600k (the latter is a DDR4 format) If you go for DDR4 then that leaves you with the old CPU/Mobo/Ram complete for a second Box or give away unit. ( I kept my Pii x4 940be, my grandson now games on it)
I prefer th Gigabyte MoBos (Gigabyte GA-Z97-HD3), ASUS are Good too.
Keep the rest for now SSD, GPU (see what the CPU update does for you first) ect, and make shore you have a good filtered case something like the CoolerMaster N500 or Antec Three Hundred U3
